your 2009-2010 Notification of Assessed Value letter. And yes, most
likely it went UP in value from last year's Assessed Value. As
everyone knows the market has decline in value for the past 3 years.

As an example of the money you
can save: Say you bought your home as the market was going up
in 2005 and paid $950,000 for your home. The County Assessors office is
allowed to raise your annual assessed tax value by 2% per year as
per Proposition 13.
That
would mean your current 2099-2010 tax assessed value on your home should
be about $1,061,208 (after 4 years of 2% increases in Assessed Value).
BUT since the market has been in a decline for the past 3 years and
based on sales data for the past 3 years, your home should have loss
about 25% in value depending on of course your location within Alameda
County (some areas are higher than 25% and others are less than 25%).
So the home you bought in 2005 for $950,000 should be
worth around $760,000 as of January 1, 2009. Now lets due the math.
Using the tax rate from 2008-2009 tax year which was 1.0976% per $1,000 assessed
valuation, your tax bill would be about $11,647.81 PLUS the "fixed cost"
portion of your tax bill which is another $635, creating total tax bill
of approximately $12,282.81.
Now calculating your tax bill based on the REAL value of
your home at $760,000. The calculated tax bill should be around
$8,348.11 or a
Savings of $3,934.70
in your pocket
